Tenant Improvements
Many of W.A. Rose’s commercial clients are located in older buildings that require significant structural work, a fresh look or a new floorplan to meet changing business needs. Project work may include cosmetic repairs, seismic or structural upgrades, plumbing, electrical or outdoor hardscape improvements. W.A. Rose completed a tenant improvement project for Baygreens, a restaurant in Oakland’s Uptown neighborhood that specializes in healthy food. As with other projects in these aging Uptown buildings, Baygreens required a minor demolition and significant upgrades to accommodate industrial restaurant equipment. We worked with designers and the client to create a fresh, light, clean environment for Baygreens’ health-conscious customers.
Seismic and Structural Upgrades
W.A. Rose has experience working on many of the Bay Area’s older buildings that require seismic and structural upgrades to meet current earthquake standards. For Oakland’s Madrone Hotel, an affordable-housing community damaged by fire, we worked with the client’s engineers to identify the extent of the structural and seismic damage. We replaced structural beams and columns, repaired dry rot damage and upgraded the bathroom to meet Title 24 requirements.
Business Remodel
W.A. Rose also specializes in commercial facility renovations. We were delighted to return to longtime client, Hayward’s United Food and Commercial Workers (UFCW) Local #5, to remodel their kitchen and meeting hall. The project required a complete overhaul that included new countertops, cabinets, flooring, tiling, electrical circuits and appliances.
Specialty Projects and Repairs
Many of our jobs are customized or involve a series of smaller repair or building-maintenance projects. The City of Piedmont frequently reaches out to W.A. Rose, knowing they can count on our responsiveness and quality work; we have completed numerous projects at the historic Piedmont Community Center. For Oakland’s legendary Merritt Bakery, we completed extensive fire repair work that included updating the building with a new bathroom and ramp to meet ADA requirements.
